How long does the process take?

The construction timeline for our Lodges is typically around 5-6 weeks when built on-site. For Garden Rooms, the build process is shorter, usually taking 2-3 weeks. Please note, these timeframes do not include any additional work such as groundworks or decking installation.


Do you include electrics?

Yes, we include a comprehensive electrical package in our builds. This package encompasses a consumer unit, electrical sockets, lighting, and a light switch. Upon completion of the build, our certified electrician will conduct a thorough inspection of the internal electrics. After this inspection, you will be provided with an electrical certificate, ensuring everything is in order for connection to the mains electricity.

You have the option to arrange the connection to the mains yourself with your own electrician, or we can offer you a quote for this service.


Do you do groundwork?

Certainly, we can offer a comprehensive package price that covers all the necessary elements for your project. This total package would include:

Clearing and preparing the site,
Laying a concrete base,
Setting up a water supply,
Establishing an electric supply and connection,
Gas connection (if required),
Constructing decking.

This all-inclusive approach ensures that every aspect of your project is taken care of, providing a seamless and hassle-free experience.


What heating do you include?

Our Lodges are equipped with underfloor heating as a standard feature, powered by a reliable Glow-worm boiler for efficient and comfortable warmth. For our Garden Rooms, we typically install 1-2 electric wall heaters, the number depending on the size of the room, to ensure a cozy and inviting environment.

 

 

Building Standards

Every one of our garden annexes is fully signed off and built to BS3632 standards. Warm, safe and total peace of mind for your annex.

Electrics & Plumbing

No need to find your own electrician because we’ve got it covered. Lighting, heating and 20 meters of connection come as standard.

We include 10m of water and soil connection as standard. We install soft close toilet seats, low profile shower trays and showers in every annex.

Planning Permission

Your own specialist annex planning consultant, as standard. Planning permission is included in the cost of our garden annexes and rooms.
